We generally buy homes under market value, due to potential repairs needed and the speed of the transaction. Offering a fast and easy solution to motivated homeowners looking to sell is often worth a discounted purchase price. We are real estate investors and ultimately will either fix/flip the property, keep it as a rental, or assign it to one of our strategic partners.
The offer is based on property location, cost of repairs, current as-is condition, and recent comparables sold in the area. Market demand will also play a factor in the offer price.
No, we are not agents, we are investors. Unlike the traditional home sale route, we will not obligate you to a listing agreement with standard fees up to 3%. However; if you choose to work with us, we do hold the ability to market internally to our network of investor partners, in the event the property exceeds our expected repair efforts. This would be disclosed on the purchase agreement, during the due-diligence period and at closing for full transparency.
No. The price agreed upon is the dollar amount paid to you after closing. You pay no closing fees, no repair or clean-up costs, or any commissions whatsoever.
No problem! We often buy properties with tenants living in them. The only additional request is that (for the sake of tenant privacy) you provide a 24 hour notice prior to any in home appointment.

No problem! As long as the Trust Certificate allows you to sell the property, there are generally no issues. For properties in probate: As long as you are the court-appointed executor and have rights to sell the property, we can still buy your house.
Depending on the county court's process, as long as the debtors with interest in the property are notified and paid off, we are generally able to extend an offer and close while still in probate. However, you’ll need to be the court appointed personal representative or executor of the estate in order to sign our agreement.
